    How do I contact the 695 Richmond Security Team?
    Phone (519) 432-8765, fax (519) 432-5655, or visit in-person at the Security station at the 695 Richmond main entrance. They are available 24 hours a day, 7 days a week for peace of mind!

    Who should I contact in the case of an emergency?
    For life-threatening emergencies contact London Police, Ambulance or Fire Department at 9-1-1. For all other urgent issues, contact the 695 Richmond Security Team at (519) 432-8765, or go directly to the security station at the front lobby. If they are not present at the security desk, they are performing other duties. Leave a message on their pager voice mail by dialing ‘####' as indicated on the console at the security desk and Security will respond immediately.

    What should I do in the case of fire or other emergencies that require evacuation?
    Warning: For your continued safety, please review and practice evacuation from your suite to ensure you are familiar with emergency exit routes. Should you have any questions, contact Security or Creative Property for further assistance immediately.

    Two sets of emergency stairs are located on every floor from the 2nd Level of underground parking right up to the 18th floor level. Building exits on the main floor are located to the east (Richmond Street lobby), west (rear parking lot) and north (shipping area). In most emergencies, Security will use the building intercom system (connected to every suite) to keep you informed of what you should do - if possible, please follow their directions. In the event of fire it is recommended that you DO NOT USE THE ELEVATORS to evacuate. For your safety, every suite has separate smoke and heat detectors, each tested annually.

    Where can I drop off general paperwork or other correspondence?
    For your convenience, use our secure drop box located inside (and at the rear of) George & Corey’s Food Market (the lobby convenience store located on the main floor commercial adjacent to 695 Richmond Street). They are open from 9:00 a.m. to Late Nite, 7 days a week. Alternatively, you can mail/courier to Creative Property Developments Inc. at 651 Whitehaven Cres., London, ON, N6G 4V6.     Do I need to reserve a moving elevator when I move in to (or out from) 695 Richmond Street?
    Yes! We recommend that you reserve an elevator well in advance of your desired move-in/move-out date. Please make reservations by contacting Security at (519) 432-8765. Please note that a deposit will apply.

    What do I do if I find a water leak in my apartment or another emergency repair issue arises?
    For non-life threatening emergencies associated with your apartment, your first line of defense is always the on-site 695 Richmond Security Team - call them immediately at (519) 432-8765, 24 hours a day, 7 days a week, or visit them at the Security desk. Where personal safety is not an issue, try to contain the problem immediately, for example, by shutting off water valves located at the device. A main water valve shutoff is located inside each unit typically in the storage closet (at the ceiling near the water heater). For electrical issues, always unplug electrical devices, etc. The 695 Security Team will assess the situation and contact any necessary emergency repair personnel. Call Creative Property at (519) 645-8998 to advise of the problem.

    Who do I contact if I have a non-emergency maintenance or repair issue to report?

    How does my air conditioning and heating work?
    Each suite at 695 Richmond has individual forced-air heating and air conditioning with in-suite thermostatic control (the oversized Penthouse suites have two controls).

    This innovative and unique geothermal ground-source heat pump system is environmentally-friendly and energy-efficient - simply state-of-the-art. It requires some precautions in use, however, for optimum performance.

    With this special technology, the heat pump gradually raises (or lowers) the air temperature with each successive cycle to achieve the desired temperature. This requires only slightly more patience than less environmentally sensitive and more costly-to-operate systems. To save even more energy (typically during intermediate seasons), you can either turn the unit completely off, or just allow the fan to circulate and filter air throughout your suite.
    Warning - temperature set-points outside the range of 20-25 degrees celcius can lead to ice build-up which can cause permanent damage to the heat pump - the unit must be allowed to rest and cycle itself on and off normally.

    Air Conditioning
    To set the Heat Pump for cooling, at the thermostat control located in every suite, move both lower control levers to the AUTO position. Set the COOL lever (upper right) to the desired temperature (in the range 20-25 degrees celcius). When air conditioning is being used, please ensure that the HEAT lever (upper left) is set to a low setting such as 15 (slide the to the left). The thermometer on the front of the thermostat displays the actual temperature of your suite.
    Warning - temperature set-points below the range of 20-25 degrees celcius can lead to ice build-up which can cause permanent damage to the heat pump - the unit must be allowed to rest and cycle itself on and off normally.

    Heating
    To set the Heat Pump for heating, at the thermostat control located in every suite, move both lower control levers to the AUTO position. Set the HEAT lever (upper left) to the desired temperature (in the range 20-25 degrees celcius). When heating is being used, please ensure that the COOL lever (upper right) is set to a high setting such as 30 (slide to the right). The thermometer on the front of the thermostat displays the actual temperature of your suite.
    Warning - temperature set-points above the range of 20-25 degrees celcius can lead to overheating which can cause permanent damage to the heat pump - the unit must be allowed to rest and cycle itself on and off normally.

    What should I do when the weather is intermediate and I do not wish to use my heating or air conditioning? Can I use the fan only?
    Yes. At the thermostat control, first move the lower right control lever to the OFF position - this will turn the heat pump off. Next, move the lower left (FAN) control lever to the ON position - this will turn the fan on continuously and circulate/filter air.

    Is there anything else I should know about my heating/cooling system?
    Each heat pump is controlled by an on/off power switch physically located on the heat pump unit housing, and also by an electrical breaker at the electrical panel located in the storage/utility room of each suite. Air vents located throughout the suite, many with adjustable dampers, can be used to balance air flow from room to room. Do not block air flow around the heat pump or supply vents.

    A disposable air filter is changed by Creative Property quarterly. However, if you believe your filter is dirty and needs to be changed prior to regularly scheduled maintenance, please feel free to replace the filter, or advise Creative Property that a new filter is needed.

    What can I do if my air conditioning/furnace is not working?
    Warning: Do not attempt any of the following without specific knowledge of household electrical wiring and air handling equipment. Severe injury or death can result from electrical shock.

    First ensure that the thermostat control settings are properly set as indicated above. Repeat the instructions for heating or cooling and allow time for the Heat Pump to operate and adjust the suite air temperature.

    If the unit is not working, try cycling the on/off power switch located on the physical heat pump unit housing once only, and then repeat the steps for heating or cooling again. Also check the electrical breaker setting for the heat pump at the electrical panel to ensure it is powered on. Otherwise, contact Creative Property and leave a detailed message indicating the problem. Creative Property will arrange for our heat pump repair personnel to assess and correct any issues.

    What are the baseboard heaters for? How do they work?
    For emergency heating only in the event of heat pump failure or service, for unusually cold days, or for supplemental heating around windows, electrical baseboard heaters are installed within each suite. Each baseboard heater has a rotating switch/thermostat that turns them on/off automatically and sets a target temperature level. Most tenants rarely use them, and some even turn the breaker(s) off at the electrical panel to avoid their inadvertent use. If you are not using the baseboard heaters, ensure they are switched off by rotating the switch counter-clockwise completely until you hear a ‘click’. Carefully check to ensure they are not warm to the touch. Consider turning off the associated breakers as well.

    What should I do if one of my electrical outlets stops working?
    Warning: Do not attempt any of the following without specific knowledge of household electrical wiring. Severe injury or death can result from electrical shock. Contact Security in case of emergency at (519) 432-8765, or Creative Property at (519) 645-8998.

    Electrical outlet problems are often caused by one of the following issues:

    Electrical Overload
    If an electrical overload has occurred, first remove the source of the problem by unplugging any recently-installed or recently-used devices. Check the electrical panel to determine if a breaker has tripped. The electrical panel is typically located in the storage/utility room of the suite. Visually ensure that all breakers are visually in-line with each other. Note that if a certain breaker is off, it will be out of alignment with the other breakers. If one breaker is out of alignment and you believe it should not be, switch it back in line with the others. Some breakers are often left intentionally off (such as for emergency baseboard heaters).

    Ground Fault Interrupt
    The bathroom(s) in your suite have GFI outlets designed to prevent electrical shock. If an electrical overload has occurred, first remove the source of the problem by unplugging the device. Press the reset button located in the centre of the bathroom outlet (typically above the vanity).

    Wall Switched Outlets
    Each unit has one or more outlets (or half-outlet) controlled by a wall switch designed for conveniently turning on a plug-in lamp. Check to see if the outlet is controlled by a wall switch.

    Other Issue
    If the outlet is still not working, it may be defective or a wiring fault may be present. Warning: take necessary precautions to preserve your safety. In the case of electrical emergencies, contact Security at (519) 432-8765. Otherwise, immediately contact Creative Property for assistance.

    Where do I tell my friends and family to park when they come to visit?
    You are located in the heart of Richmond Row, London’s premier shopping, dining and entertainment district, where parking is very much in demand. Your visitors can conveniently park in the paved commercial parking lot directly behind 695 Richmond Street. Please note that some spaces are reserved for residents only. Remind your guests that it is a Pay & Display parking area, with discounted rates for overnight and weekend parking. Street parking is also available, but can not be used overnight by city by-law.

    Where can my family and friends stay when they come to visit?
    London has many high quality hotels for your family while visiting London, many within walking distance of 695 Richmond as you are in the heart of the city. One of the most popular hotels in London is Station Park Inn, an all-suite hotel conveniently located directly across the street from 695 Richmond, at 242 Pall Mall Street at Richmond Street. For reservations call (519) 642-4444 or 1-800-561-4574, or visit them at www.stationparkinn.ca for a virtual tour and on-line reservation. Tip: Creative Property tenants, friends and families are entitled to special discount room rates at Station Park Inn.     Where can my family and friends dine when they come to visit?
    695 Richmond is located in the heart of the city, on Richmond Row, the premier shopping, dining & entertainment district of london. The shops of Richmond Row Place are conveniently located at the base of the Richmond tower, right outside your door, including the new and exciting Green Tea Japanese Cuisine featuring authentic sushi!

    Are there recreation facilities at 695 Richmond?
    Yes! 695 Richmond’s recreation facilities include a heated, indoor pool inside a brightly-lit atrium area, an oversized jacuzzi and dry sauna, along with a sundeck. Separate change rooms and showers are located beside the pool area for your convenience.

    What hours are the recreation facilities open?
    The recreation facilities are open from 6:00 a.m. - 9:00 p.m. daily. Be sure to bring along your building entry laser tag to enter and exit the recreation area.
    (Please note: closed for regular maintenance Monday to Friday from 10:00 a.m.-11:00 a.m.)

    Where are the recreation facilities located?
    Recreation facilities are located on the 2nd Floor mezzanine. Exit the elevators on the 2nd floor, turn right and then immediately left at the blue door. You will see signs directing you to the recreation/pool area. Be sure to bring along your building entry laser tag to enter and exit the recreation area.

    Are there any meeting facilities at 695 Richmond?
    Yes! 695 Richmond Street has a conference/video room available by reservation to residents. This room is located on the main floor of the building adjacent to the Recycling Room and is ideal for accommodating a meeting or study session. Please contact the 695 Richmond Security Team to make your reservation. No food is permissable in the meeting facility.

    Is there a place to keep my bicycle?
    Yes, locked bicycle storage racks are located on the P-1 level of the parking garage at the west entrance door. Exit the elevators on the P-1 level, turn right then immediately left at the blue door. Please check in with security to register your bicycle and arrange access to the storage racks. Note: bicycles are not permitted in the elevators.

    How do I dispose of garbage and recyclable items?
    Garbage chutes are located on every floor from the 2nd through 18th level. These chutes can accommodate kitchen-sized, securely wrapped garbage bags only. Push bags all the way down the garbage chutes. Any boxes, larger bags or recyclable items are to be taken to the Waste & Recycling Room which is located on the main floor beside the Shipping area. Remove waste and recyclables promptly (daily) to avoid offensive odours and prevent potential pest infestation.

    Where is my mail box located and how do I receive or send a package?
    Resident mail boxes are located in the north part of the main lobby (on the right hand side as you enter the building via Richmond Street).  The 695 Security Team also perform complementary concierge services and would be happy to help out with delivery or receipt of packages & mail including courier.

    How does an on-site visitor contact me? What is a buzz code? How do I let a visitor in?
    Simply press and hold ‘9’ on your telephone when your entry code is activated by a visitor to temporarily unlock the main entry door.

    For background, the main building foyer (at Richmond Street) houses an electronic display console which contains an alphabetical list of all names of residents. When more than one person occupies a suite, each resident is listed separately.

    A special number entry code (or buzz code) is assigned for each resident by the Security Team. For your privacy and security, this entry code is random and does not disclose your actual suite number. For each suite, the buzz code is the same for each resident occupying that suite (unless arranged for otherwise with Security).

    Each entry (buzz) code is programmed by the Security Team to dial a local telephone number. Residents provide this telephone number to the security team during the move-in intake process. Tip: Arrange for your new telephone number early so that you can provide it to the Security Team.

    Your visitors to 695 Richmond can scroll the electronic list of names at the main console to find and then dial your assigned entry (buzz) code. When activated the telephone number you’ve assigned is then dialed by the console. Think of the main console simply as a speaker phone with speed dial.

    When the entry telephone call is answered by the resident, the resident and the visitor (using the entry speaker console) may engage in a brief conversation. To permit visitor entry, the resident must then press and hold ‘9' on the telephone pad, allowing the electronic lock on the main building door to temporarily open. Tip: Consider having the Bell Identi-Call feature installed on your phone line so that a different telephone ring (2 rings, for example) can differentiate between someone telephoning, and an on-site visitor. Use it to also distinguish between visitors for different residents when there is a single phone line. Provide Security with the telephone number(s) desired for the display console.

    How do I get my building entry laser tag and entry (buzz) code activated?
    Just contact the Security Team at 695 Richmond Street (519) 432-8765, or visit them in-person, and they will be happy to arrange for activation of these devices.

    How do I arrange for my phone and cable to be connected?
    For phone connections, call 310-BELL (2355). For cable connections, call Rogers Communications at 1-888-764-3771 or (519) 646-3300. Tip: Consider having the Bell Identi-Call feature installed on your phone line so that a different telephone ring (2 rings, for example) can differentiate between someone telephoning, and an on-site visitor. Use it to also distinguish between visitors for different residents when there is a single phone line. Provide Security with the telephone number(s) desired for the Security console. If someone will not be present for the installation, contact Security to pre-arrange permission to access your suite in your absence.

    Is high-speed internet access allowed in my suite?
    Yes, Creative Property encourages you to enjoy all the comforts of home. Feel free to arrange for high-speed internet access with your desired internet service provider.

    How/when should I renew my lease at 695 Richmond for another year?
    Every tenant who wishes to renew their lease at 695 Richmond should contact Marie as soon as possible to guarantee their reservation. Most lease renewals for the upcoming year typically need to be in place no later than February.

    How/when should I let Creative Property know that I will not be renewing my lease?
    Please let Creative Property know as soon as possible if you will not be renewing your lease to ensure you have provided the proper notice. This will avoid additional rental charges, and will also allow us ample opportunity to re-lease your unit to new tenants in a manner that is most convenient to you. As soon as you know that you will not be renewing your lease, please contact Creative Property. We will arrange to provide you with the necessary paperwork (Notice of Termination) that must be filled out and returned to our secure drop box located inside (and at the rear of) Corey’s Food Market (lobby convenience store located adjacent to 695 Richmond Street).

    What is the deadline for letting Creative Property know if I will be renewing my lease?
    You must let Creative Property know if you will be signing a new lease by no later than 60 days prior to the lease termination (typically by no later than February 28th). If you are renewing for another year, a new lease will be drafted and issued for signature by all tenants and guarantors.  If vacating, you must complete and return a Notice of Termination form to Creative Property at least 60 days (2 months) prior to the end of your current Tenancy Agreement. Failure to return this signed form in the designated time frame will result in rental charges being incurred in accordance with the Tenant Protection Act. This deadline is extremely important as no exceptions to this deadline will be made.
